ALTA/ACSM SURVEY
An ALTA/ACSM Survey is a nationally recognized standard for commercial surveys. The purpose is to remove the survey exception from the Title Policy. There are many options to customize the survey for the needs of the owner or lender.
CIVIL SITE DESIGN
If you want to build a commercial building in most jurisdictions, you need to, in addition to creating contract documents, satisfy zoning and planning requirements. We have experience with almost all local planning jurisdictions.
SUBDIVISIONS
Road systems, sanitary sewer systems, storm water management and collection systems, public water, electric, telephone, gas and cable television are usually involved in Subdivision Design. Before design of those necessities, the home sites must be carefully laid out, fitting the terrain and other natural features.
ELEVATION CERTIFICATES
If your home or business is in a flood plain, your bank likely required the purchase of flood insurance. Often that is a prudent investment; however, occasionally the mapping is wrong or a property is very close to the edge of the flood plain. If so, a surveyor can determine elevations on your property with respect to the base flood elevations and have the requirement for flood insurance removed or let you know you may not be throwing your money away.
EROSION CONTROL PLANS
Indiana Department of Environmental Management enforces rules that are designed to restrict a developer or home builder from causing erosion and sedimentation. We prepare erosion control plans so that the developer can comply with the rules.
