LOT AND BOUNDARY SURVEY

A lot and boundary survey will provide you with the limits of where you can build a fence, house, garage, or other outbuilding without encroaching on your neighbor's rights or violating local zoning or subdivision covenants.. 

ALTA/ACSM SURVEY

An ALTA/ACSM Survey is a nationally recognized standard for commercial surveys. In addition to providing appropriate information for the contractor, this survey standard allows the removal of the survey exception from the Title Policy. There are many options to customize the survey for the needs of the owner or lender.

SUBDIVISIONS

Subdivision design involves many factors. Lot sizes and number of houses must be determined in relation to storm drainage, and collection. Sanitary sewers,  road systems, telephone/internet, electric, gas and cable television will all need to be planned. And all of this must be defined in relation to natural terrain and meet local zoning and drainage requirements.

ELEVATION CERTIFICATES

If your existing or new home or business is in a flood plain, your bank likely required or will require the purchase of flood insurance. Often that is a prudent investment; however, occasionally the mapping is wrong or a property is very close to the edge of the flood plain. If so, we can determine elevations on your property with respect to the base flood elevations and either have the requirement for flood insurance removed or let you know that your investment in flood insurance is appropriate..

EROSION CONTROL PLANS

Indiana Department of Environmental Management enforces rules that are designed to restrict a developer or home builder from causing erosion and sedimentation. We prepare erosion control plans so that the developer can comply with these rules.
